The Property Manager is responsible for directly managing all aspects of their assigned commercial and/or residential properties. As a successful Property Manager, your goals are to maintain high occupancy rates, maximize profitability, and maintain a high level of satisfaction for both the property owner and tenant. As a Property Manager, you will be responsible for all aspects of operations for the assigned properties including setting up schedules of our maintenance and repairs staff, office staff, and leasing agents. Responsibilities Qualify prospective tenants using background checks and references Respond to tenant, owner, inspector inquiries Maintain deep knowledge of the local market and housing trends Negotiate leasing terms and close deals, lease renewals Inspect properties on a regular basis and schedule necessary maintenance/repairs Provide administrative support and other duties as assigned Follow all Equal Housing Opportunity guidelines, local laws, and company policies Meet with office and maintenance staff Coordinate maintenance and unit make ready schedule Move in and move out check lists, pictures, etc. Attend mediations, hearings, meetings, and eviction proceedings Investigate complaints Prepare violation letters, KAPA notices, notice of lease terminations Meet with leasing, accounting, housing coordinator, and other staff to get action items completed Meet with owner regularly to forecast goals of operation Qualifications Proven working experience in property management High school diploma/GED required, Bachelor’s degree preferred Property Management or Real Estate Broker's License preferred Deep understanding of real estate law and leasing practices Up-to-date on the local real estate market Excellent communication, negotiation, and sales skills Experience with property management software preferred, AppFolio, Quick Books Online Property Manage Ct
